Commercial facilities advisory · Sierra Vista & Cochise County

Your buildings, vendors, and repairs shouldn't be running your business.

I'm Anthony Velarde. I help commercial property owners, nonprofits, and multi-site operators get a clear read on their facilities — what's breaking, what it's costing, which vendors are coasting, and what to do about it. No lease pitch. No preferred-vendor kickback. Just direct facilities expertise.

Why Me

Commercial facilities expertise without the agenda.

I'm not a broker. Not a leasing agent. Not residential property management. I don't make money pushing you into a lease or steering you to a vendor who kicks back cash. I get paid to tell you what's actually wrong with your building and help you fix the right things. That's it.

Twenty years across Wells Fargo, Home Depot, Choice Hotels, and Enterprise Bank & Trust — portfolio-scale work in environments where the documentation has to hold up under scrutiny. Now I bring that to operators who need the expertise but can't justify a full-time director on the org chart.

Services

From a one-time walk-through to having someone in your corner every month.

01

On-Site Facilities Assessment Core

I walk your property — inside and out — and hand you a plain-English report: what needs attention now, what's a liability, what's costing you, and what to plan for. Photos, priority levels, customer-impact notes, clear next steps.

COVERS — deficiencies · hazards · maintenance gaps · vendor follow-through · documentation gaps · curb appeal · repair priorities
02

Vendor Review & Accountability

You're paying vendors. Are you getting what you paid for? I review scope, invoices, response standards, and performance — then set expectations so you stop overpaying for under-delivery.

03

Customer Experience & Interior Review

How your space looks and feels is part of the facility. I review layout, lighting, signage, finishes, cleanliness, and first impression — and flag what to fix so the space works harder for the business.

04

Multi-Site & Campus Structure

More than one building? I align standards, vendor expectations, documentation, and reporting across locations so each site isn't figuring it out alone.

05

Your Part-Time Facilities Director Retainer

You get a facilities director without hiring one full-time. I show up on a regular basis — handling the vendors, the issues, the documentation, and the decisions that keep getting pushed to the back burner. Your building stops running you.

Pricing

Direct pricing. No mystery, no runaround.

Most facilities consultants make you chase them for a number. I don't. Here's where things start. Pricing is designed to be clear up front, with final scope confirmed before work begins.

Built from the field up, proven at portfolio scale.

Nineteen years at Wells Fargo Corporate Properties Group — VP-level, managing more than 1,000 locations across six states. That's the foundation. Everything else built on top of it.
